A fresh coat can transform a tired roof, but paint isn't a cure for every problem. Here's what roof painting actually does, and when it's genuinely worth the spend.
A faded, streaky roof drags down the whole look of a home, so it's no surprise that roof painting in Brisbane is one of the most common jobs we're asked about. Done properly, a re-coat seals the surface, refreshes the colour and can help reflect heat. But paint is only as good as the roof underneath it, and on a roof that's structurally tired, a new coat just hides problems instead of fixing them.
What roof painting involves
A proper re-coat is far more than rolling on colour. The roof is first high-pressure cleaned to strip away dirt, moss, lichen and any flaking old coating, then left to dry. Bare or porous areas are sealed with a primer so the top coats bond properly. Finally, two coats of a quality membrane go on, often a heat-reflective top coat that bounces away some of the summer sun and can take the edge off how hot the roof cavity gets.

When re-painting is worth it
Re-painting earns its keep when the roof is sound but the surface has had its day. If your tiles or sheets are intact and watertight but the colour has faded, chalked or grown patchy, a re-coat restores the finish and adds a protective layer against the Queensland sun and rain. It's also worth it as the final step of a roof restoration, once any repairs and re-pointing are done.
When your roof needs more than paint
Paint can't bridge a crack or hold down a slipped tile. If you've got cracked or broken tiles, crumbling pointing along the ridge caps, rusted valleys or active leaks, those need fixing first, otherwise the new coating goes on over a roof that's still letting water in. In those cases a full restoration or targeted repairs come before any painting, and sometimes a heavily corroded metal roof is past the point where coating makes sense at all.
